A basement sleeping room must have an egress window or door to the outside. Net clear opening 5.7 sq ft (5.0 if a grade-level opening), 24″ min height, 20″ min width, sill ≤ 44″ above the finished floor. A window well needs 9 sq ft of clear area and a ladder if deeper than 44″. Do not frame the north bedroom wall closed until this is resolved — cutting a well later means opening a finished wall.
110-volt smoke alarms, series-wired and interconnected: one in the bedroom, one outside it, one on this level. Carbon monoxide within 15 ft of every sleeping room. Add them at rough-in, not as an afterthought.
Village rule: in basements, exposed extensions or additional outlets shall be in rigid conduit or EMT. NM (Romex) stapled to studs is the usual method elsewhere — not here. Budget EMT, connectors, and bends for every run. Flexible from basement to the floor above cannot exceed 18″.
All basement convenience receptacles are GFCI. Dedicated single devices for sump, ejector, and furnace are excepted by village amendment. Bath: GFCI + an exhaust fan ducted outdoors.
R-15 continuous, or R-19 cavity, or R-13 cavity plus R-5 continuous. The 2×4 path that fits this house: 1″ XPS against the concrete (R-5) + R-13 kraft in the studs. Foil/kraft faces the warm (inside) side. The village form also allows cavity R-19 or continuous R-15.
Every plate on the slab is pressure-treated, on sill sealer. Studs 16″ on center. Top plates lapped at corners and intersections. Headers: village addition worksheet calls 2-2×10 — use that on the perimeter; interior swing doors can be 2-2×6.
½″ drywall (or approved equivalent) at the top plate against the joists. This is inspected. Fireblock foam at plumbing and electrical penetrations. Do not leave a chimney of open bays into the floor above.
¼″ Tapcons or equivalent every 4 ft, two at each plate end, 2″ in from the end. Predrill. The village ½″ plate-bolt / 6′ OC note is for mudsills on new foundation — for furring, masonry screws at 4 ft are the field standard and will pass if they're in, tight, and not shot into the edge of the slab.
Habitable rooms 7′-0″ min. Beams and ducts can drop to 6′-4″ over a sliver of the room. Measure floor-to-joist in several spots and set stud length from the shortest. Slab isn't level.
The rough-in already exists. Exhaust fan to exterior, GFCI, 20-amp bath circuit, tempered glass if a pane is in a tub wall. Moisture-resistant drywall (green/purple board or cement board) at the wet wall — later, not this week.
The furnace and water heater stay in storage. They need combustion air and 30″ of service clearance. A louvered door or a transfer grille high and low. If you starve the furnace you'll fail final and, worse, you'll make CO. Do not build a separate mechanical room.
